The draft of Baghpat master plan 2031 is still stuck for approval in connection with many flaws and changes. Under this, a meeting has been called on 30 August 2023 under the chairmanship of the Meerut Divisional Commissioner.
Many changes have been made in the Master Plan 2031 of the Bagpat-Baraut-Khekra Development Authority, which has been stuck in the vortex of change in Baghpat for the last one year. In which the meeting to be held under the chairmanship of the Divisional Commissioner in Meerut on August 30 can be approved. Due to which the many residential, industrial and commercial maps and industrial townships proposals are also pending due to not getting the final approval on the master plan is also likely to be approved.
The Baghpat-Baraut-Khekra Development Authority had prepared the blueprint of the Master Plan-2031 in June 2022. In Baghpat, this includes plans to develop the industrial area near the commercial and economic corridor in front of the Bagpat collectorate and also a plan has been made to develop residential to industrial area towards Tatiri, while in Baraut, there is a plan to develop Meerut and Muzaffarnagar Road intersections of Delhi-Dehradun Economic Corridor the most.
Apart from these, a plan has been made to develop the industrial areas in Khekra towards Hasanpur Masuri and Subhanpur. These coming areas which have include some private builder’s townships also are in high demand due to the high rates in surrounding industrial areas like Trans Delhi Signature City (Tronica City), kundali and Ghaziabad. When these old and developed Industrial area’s market rates are Rs. 80,000 to 1,00,000 per meter as well as out of reach for the new industrialists then these new developing areas are available within 20,000 to 30,000 per meter. New private free hold townships are attracting to new industrialist and investors. Durga Industrial township is already in condition of setup a new unit while some big names like Ramprastha Next’s industrial project is about to launch in September 2023. Delhi Dehradun economic corridor’s elevated road from Akshardham to EPE and Eastern peripheral expressway (EPE) makes it within 30 minutes reach from Delhi and Haryana.
Objections and suggestions were sought on this till the end of August 2022. Total 568 objections were received regarding this, which were disposed off after hearing only then. Even after that, the master plan remained buried in the files. Now once again the objections were heard again last month itself. Changes have been made in the master plan on the basis of those objections which have come out in the master plan. After such changes, the final draft of the master plan has been prepared and it will be presented in the meeting to be held on August 30.
Local people and associations had objected that the places where people have started living by building houses, industrial areas have proposed in the master plan in 2031. Along with this, objections were received that the facilities along the highway near Dundahera and the location of the logistic park in Sankrud should be changed. Because there is no justification for all these to be there. All these changes have been made under the master plan.
In the context of these objections the changes have been made in the master plan 2031. In the meeting to be chaired by the Divisional Commissioner on August 30, it is expected that the master plan can be approved, and the strategy for subsequent work will get a new direction, including the passing of all residential and commercial maps. After that there will be no problem in passing the map.
